Selling Houses Australia

Episode Guide

Kallangur

Series 3 · Episode 3

Steve and Louise have had their four bedroom, two bathroom Kallangur house, just north of Brisbane on the market for 11 months with three different agents and an asking price of $359,000. It’s currently tenanted by their twenty year old son and his friend who prefer partying and poker nights, to early starts and clean-ups for inspections. Sadly the house was trashed by the last tenants friends, who didn’t sign a lease and while Steve and Louise have attempted some repairs, it still needs a lot of work. This is almost certainly what’s turning off buyers, who’ll be seeing all the problems rather than its great potential. With a makeover budget of $12,000 the place is transformed, modernised and all the odd jobs finished off in fine style.

The finance for one of the buyers was shaky, so was the B&P. The value is in the land. As long as you're happy with the house and hold onto it for long enough you should make a profit.
Great job guys, however time of production the contract price was $347,500 NOT $337,500. Steve & Louise were not that difficult to deal with as portrayed on the show. If anyone is interested selling or buying please see our website www.daviddeane.com.au (see our virtual tours) or give me a call on 0418 795 552. We do not charge for advertising, we not only do ads in the paper as Louise said. We also advertise in the Realtor Magazine, linked to all the major websites including realestate.com.au as well as doing buyer matches on our data base. With David Deane Real Estae being the number 1 agent in the area for 30 years we must be doing something right!
At time of production David Deane Real Estate SOLD the house for $347,500 NOT $337,500. However it did fall through on Building & Pest with that contract, and several other contracts after that.

The renovations looked good especially given the fact that the house was not in a good condition and the owners' attempts at DYI made the situation even worse. I believe this couple achieved a fair price and they should be happy with all the people who helped them achieve the sale. I couldn't understand why the wife thought the house was worth $359,000.00! There is no way it was worth that much.
