Reno Recap: Daisy Hill, QLD

Sonia and Ange just can't decide on what kind of home they really want. Having bought their house just two years ago, it seems one half of the happy couple is experiencing buyer's remorse. Their four-bedroom home in Daisy Hill, QLD is located 30 minutes south of the Brisbane CBD, which is their perfect location. But, with a dysfunctional layout, will they decide now is the right time to leave?

With three precious dogs they refer to as 'the kids', Sonia and Ange want to find a home that suits everyone in this family of five. Currently valued at $480,000, their four-bedroom brick home is dated and dark - but the dogs - and Sonia - are firm members of team 'Love It'. 

Reasons to love it

As she's never lived in open plan before, Sonia likes the layout, believing the 'rabbit-warren' feel is cosy and homely. She also loves the energy that the house has.

There's also the location of their property, which is down the road from the conservation park, where Sonia and Ange take their beloved pups for walks quite often.

Reasons to list it

The layout doesn't work for Ange, as she believes the downstairs part of the property is too small, pokey and dark.

She also doesn't like the layout of the kitchen, which is too small and is not functional for cooking and entertaining guests.

Before

Neale's design idea

With a renovation budget of $85,000, Neale and team 'Love It' must transform the downstairs wing of the home to deliver a modern kitchen and spacious living space with additional storage.

To achieve this, he proposed a plan to take down walls to open up the entrance and living areas, knock through the existing kitchen and create one large open plan area, with an upgraded laundry space.

Andrew's pitch to sell

For $700,000, Andrew had the task of finding a new home for the family with four bedrooms, an open plan kitchen, big garden and pool.

The first house Ange and Sonia saw was located in the neighbouring suburb of Shailer Park. Just three kilometres from their house, this smart four-bedroom property with two bathrooms, open plan kitchen and pool. Much to Andrew's dismay, it was Ange who didn't like the living areas and layout throughout. With an asking price of $600,000+, the pair felt they could get someone with more 'wow' factor for their money.

Next up was a four-bedroom, three-bathroom property in Springwood. Split over three levels, the home (valued at $670,000 to $720,000) was tranquil and character-filled. Both Sonia and Ange loved the home, but Sonia was concerned that the property backed onto bushland, with the high possibility of snakes coming into their backyard and biting their dogs.

Finally, Andrew's last home on the search was a property in their current suburb of Daisy Hill. The four-bedder, architecturally-designed property split over two levels even had room for an artist's studio for Sonia, which really appealed to both of the girls. But sadly, the price tag of $750,000 to $800,000 was too far out of their price range.

The verdict 

Neale's amazing renovation gave the home a new value of $540,000. While he was nervous about knocking through a lot of the walls, it really brought Sonia around to open plan living.

With the couple mulling over the hard decision, they finally decided to embrace Andrew and team 'List It' - pledging to tidyup the rest of the property in order to make a quick sale.
