Charlie and Shaynna made this Stafford home look double the size

Homeowners Phil and Jennifer Caro have a very small house on a very large block in the Brisbane suburb of Stafford.

Purchased just before they got married, the two-bedroom house suited them perfectly during the early years, but now with two young sons, this family of four has outgrown it.

The couple unexpectedly found their dream home located close by, prompting them to put their house up for sale just before Christmas, but the market was unusually quiet and it failed to sell.

Phil and Jen were amazed they didn’t have more interest, considering the house is in a desirable area only 20 minutes’ drive from the Brisbane CBD and airport.

Summary of Works – Interior

This house is too small for the majority of buyers in this area, but without the time and budget to add an extension or second storey, Shaynna used a few tricks to create a sense of space instead. New cool paint colours covered the wear and tear and added a light and airy feel. The old sliding doors in the living, dining and bedrooms felt like barricades, so new French doors created a better flow from room to room.

Tidying the sunroom and bringing in more practical furniture added extra usable space and lighter, more slim-line furniture in the living and dining rooms add to the brighter, more spacious feel.

The kitchen, bathroom and laundry were already in great condition, leaving plenty of budget for Charlie’s work outside.

Summary of Works – Exterior

Small changes out the front like reducing and tidying the plants, removing the security grills and adding new steps made a big difference to the street presence - but Charlie’s big job was around the back.

The concrete slab patio lacked character, so a fresh light paint colour, contrasting dark tiles and new outdoor settings created a more dramatic entertaining area, which feels more like an extension of the house. Charlie created a second, more private courtyard by cutting into the slope of the garden and levelling out the area for a table and chairs while keeping much of the surrounding planting to retain a garden oasis feel. Large timber trough pots for screening plants helped to filter the views of the adjoining property. Finally, new steps made out of treated pine sleepers and decomposed granite created easier access to the kids’ play terrace.

The verdict

The Caro Family loved their new and improved family home, with Jennifer noting it felt as though it had doubled in size, as a result of the team making much more effective use of the existing space.

After the first open house, Phil and Jennifer received an offer and the property soon sold for $610,000. The sale allowed the family to relocate to a new four-bedroom property for only $128,000 more than the price for which the two-bedder sold.
