Something's Gotta Give
There are so few property searches where we get a realistic brief and enough money to buy the perfect home. Nearly everybody has to compromise on something on their wish list. Most commonly it comes down to a choice between location and house. But with Andrew and Jackie it became increasingly clear that both were equally important.
To make our job even more difficult, their requirements for a house were very specific and they were looking for something contemporary in some of the oldest suburbs of Sydney. Add this to their desire not to do any renovations and we were even further hamstrung.
They started their search with a healthy budget and on face value it would seem sufficient. But they know their lifestyle and they know their children's needs, so the property search process for them necessitated getting out and seeing what their money can buy. Only then can you determine whether it is enough, or whether you have to move location or downscale the property requirements to fit.
But this is one of those rare occasions where our buyers saw very quickly that the budget they had set simply wasn't going to get them the house and garden that they envisaged. And since compromise was not on the agenda, they simply had to find more money. Andrew and Jackie were very fortunate in that they had some other options and by putting their search on hold for a few months they would be able to come up with the extra funds they needed.
Often parents of young children are focused on their immediate needs and simply aren’t aware that their family’s requirements will change as their children grow. For instance, the need for a second living area becomes acute as children get older and start to socialize at home. In fact, open-plan living is so important for parents with toddlers, yet often doesn’t suit families with primary school age children and teenagers.
The message here is to take your time with your property search, particularly if you are looking for a family home that you want to suit your needs for decades to come. And even if you are busy, as most families with young children are, this is something that cannot be shortcut.
