There are ways to immediately improve the value of your home without spending a lot of money. These are the ideal items to tackle

1 Update Wet rooms… Bath and kitchen

2 Dated interiors – refresh with paint and carpet

3 Natural light – windows, skylights add light and a sense of space

4 Cut back overgrown gardens to reveal the exterior of your home

5 Create a sense of privacy – natural and built in screening

6 Change a poor floorplan – improve the flow of indoor/outdoor living areas

For every dollar spent on a well-planned and professionally managed renovation, you could improve the value by at least $1.50-2.00 for every dollar spent.

 

Location Location Location! What makes the best house in the best street?

 

Claudia’s mum Prue had very stong opinions when it came to the aspect vs location argument of buying a home.

 

Here are some things to consider when debating that question yourself.

 

1 If the best street in a suburb runs east west, half of the houses will have gardens facing south which is not ideal in winter as it will be in constant shade from the sun.

2 Ideally, gardens facing north offer the best aspect and are therefore more desirable by buyers which can result in a premium price being offered when it comes time to sell.

3 But if it’s the best street is it better to compromise on the aspect than to buy on a busy road?

4 Ask local real estate agents what streets they consider to be the most popular in their area.

5 Ask which side of the street is better than the other.

6 What are the worst streets and why?

7 Ask whether buyers would generally prefer the lesser aspect of the better street or a north facing property in the worst street.

8 Knowing which factors appeal to local buyers is the key to choosing the property most likely to grow in value.

Our advice is to buy a fundamentally good house in a great location. It’s a bonus if it happens to face north.

Location wins over aspect, every time!

Hi Veronica and James,

My husband and I are in desparate need of some help. We have tried and failed to buy two homes in the last few months. Tried because our offers were accepted, failed because they both fell down on building inspection...the roofs! Both roofs were structurally unsound, and we have haemorrhaged cash learning this.

Unfortunately we are first home buyers, and are trying for our second baby. So while my husband works 6 days a week, I spend the days I don't work traipsing around the city with a very beautiful, and extremely patient 1 year old. It's exhausting, costing us for every disastrous discovery, and is daily more heartbreaking. We need your help. I need your help.

He do we get on your show? We have a maximum budget of $400000, for a 3 brm house with as close to nothing need doing as possible, and are really flexible with the suburb...it just has to be a reasonably good suburb, closer to the city the better!
