Trying to sell your house without an agent seems like a financial gain to you – no agent fees, no commission! But beware - before going it alone, it’s advisable to analyse your local market conditions. Follow my advice and avoid the pitfalls!
- In a weak or calm market, it’s barely worth the effort. In a strong seller’s market you do have a better chance.
- A valuation from a licensed real estate valuer is highly recommended. It will take many more factors into consideration than just the local market and recent sales. It will also set you back a few hundred dollars.
- You’ve got your price, now let’s talk marketing. Print media still plays an important role in property sales so don’t forget newspaper advertising. Shoddy advertising never pays off. Invest in a decent front of house board, especially if your house is in a high traffic area.
- And remember the paperwork! This is a legal transaction, so unless you have the qualifications yourself, you will still need to pay other professionals to take care of this for you.
