How to pick the right real estate agent

The right agent is worth their weight in gold.

Everyone knows I'm a big fan of using an agent to sell a house. Choosing the right agent is particularly important when you're in an area like Mt Macedon. 

We’re about an hour outside of Melbourne, but you would never choose an agent from the big city to sell a country property.

Using a local agent is key, because they know the local market, sales history and selling points.

Even suburbs next door to each other can differ in their selling tactics. So my advice is to meet with several agents in your specific suburb.

Ask about their recent sales, then decide if you need to go further afield.

Don't be put off by an agent's marketing fees. The idea is that you'll make it back in the sale price, and hopefully then some.

Make sure they have a broad marketing strategy. Shop fronts, signboards, letterbox drops and online campaigns are all helpful marketing tools, and will help you reach as many potential buyers as possible.

What's most useful is the contacts a local agent comes with. If they've recently sold a similar property in your area, they already have a database of interested buyers - and that is worth its weight in gold.
