Three key elements that I like to keep in mind when making an offer on a property are:
1. Everything is negotiable – not just the price but also items such as delayed settlement, time deadlines and/or reduced deposits to name a few.
2. Present your offer in writing with a signed deposit cheque attached – it puts you in a very strong negotiating position and tends to carry more weight than simply the agent ringing the seller to say they have a hot prospect.
3. Consider an unusual number when making your offer – like $541,250 instead of $540,000. Round numbers generally come across as being negotiable where as odd numbers appear much firmer. They send a message that you have put in a considerable amount of time thinking about the offer right down to the last cent.
