Here are some top buying tips if you're looking for a property in an area that isnt the norm.
Wayne and Kerri were looking for a family home, with character. There's nothing unusual about that, except that they wanted to buy it in Shoalhaven - where there are lots and lots of new subdivisions, and lots and lots of modern homes. Therefore, finding that home with character was really setting me an impossible task: like looking for needle in a haystack.
It's one of those rare situations where character homes aren't desirable, because it wasn't really the norm for the area.
Our advice? Look for three features which are over and above the standard:
1) Look for a bigger-than-average block of land.
You're going to get more outdoor space, potentially your house might be bigger, but your set-back away from your neighbours is going to be bigger as well.
2) Look for is privacy.
One of the big complaints about these subdivisions is that everyone's built so close together that you feel like you're living in your neighbour's back pockets, but if you can get a property that maybe is a little bit elevated and isn't looking directly into your neighbours, or them not looking directly into you, then that's going to be a definite plus.
3) Look for is some sort of outlook.
Not a view, necessarily - it could be as simple as being in an elevated position so you see some sky, or maybe the block's at the edge of a subdivision and looks over the surrounding bushland or rolling hills. Just make sure that they're not earmarked for future development.
It is possible to find some sort of individuality, even when you're looking at a modern subdivision.
