Not everyone wants 5 bedrooms – but there is a way to appeal to a broader range of buyers and maybe even unlock some potential income in the process. So what’s the secret?
- Re-jigg the floor plan - to make part of your house a self contained unit, or turn that garage into a granny flat.
- Take a walk through your home, and see where doorways and walls divide up the spaces. Making the floor plan work could be as simple as installing a single lockable door.
A living area leading to a bedroom with ensuite is a simple example. But if you can sacrifice more than one bedroom or bathroom, you could be up for earning a nice little bit of extra pocket money!
Homes with a 2nd Kitchen are more rare but you could identify spaces where a small kitchenette could be fitted, highlighting the possibility.
If you have the backyard space, look into the feasibility of a new granny flat. Council regulations have recently become more flexible allowing this kind of development without jumping through hoops.
And the great thing is you don’t actually have to do the work yourself. Just by identifying the potential, researching the costs , put that into your marketing, can attract a whole new wave of buyers.
