DIY Disaster House - Frankston, VIC

Before you start thinking the location is Sean’s biggest obstacle to selling, wait until you step inside...

Dealing with the dead is all in a day’s work for Sean Dylan, so when this gravedigger spotted a weatherboard house opposite Frankston cemetery he loved the location. That reaction, however, is not something he shares with other buyers…most just find it downright spooky.

But before you start thinking the location is Sean’s biggest obstacle to selling, wait until you step inside. That is when the real nightmare starts. Sean started a DIY project 6 years ago and in that time he has been living with no working kitchen and absolutely no bathroom. No one is willing to take on Sean’s DIY disaster but he is desperate to sell.

Between the renovations and a recent divorce settlement Sean has dug himself into a financial hole and can no longer afford to keep up the repayments. Is there any way to resurrect this sale and bring it back from the dead?

Summary of Works – Inside

Sean had created a DIY disaster with some rooms half finished and others entirely missing. The house urgently needed a bathroom and Shaynna created one from an empty shell. The area was waterproofed, tiled, a shower was added, a toilet and vanity plumbed in, the room was painted and a new blind was installed for privacy. This room got the works.

The existing kitchen cupboards and layout were in good shape but nothing had been connected. To make the kitchen functional the cooker was connected, a rangehood was installed and the splashbacks were tiled. A bit of tidying up of the benchtops and the kitchen was complete.

The main back living area was a building site and so Shaynna called in every trade in the book to whip it into shape. Plastering, electrics, flooring, painting, dressing…the works.

Once the plastering was complete the whole house was treated to a calming colour scheme. Taubman’s Lantana was used for all internal walls and it was teamed with a fresh white called Snowbank for the trims.

Although the house had some original floorboards in the front room, other rooms had mismatched flooring. To make the house feel larger and more connected Shaynna had Choices Flooring vinyl click lock flooring installed throughout the living areas. It gives the look of timber floorboards without breaking the budget.

Summary of Work – Outside

Sean’s house was sorely lacking in street appeal so Charlie gave the exterior of the house a total facelift. The house was painted with a Taubman’s Endure colour called Sealord and the trims were painted in a crisp white. The paint is perfect for exteriors as it has a grime repellent meaning the paint won’t break down under the elements as quickly, extending the life of the paint job for years.

The old timber posts supporting the front deck did nothing to enhance the cottage feel and so they were removed and replaced with new treated pine posts. The new and improved front deck was given a fresh coat of paint.

At the back of the house the old rotten deck was rebuilt using treated pine. To finish off the back area and to make the backyard more kid friendly, Charlie laid new turf to cover the bare soil.

Great show but SMSF can borrow to buy via a limited recourse borrowing arrangement then renovate. . The only proviso is that you can not change the nature of the asset. Eg If you changed a resi property to a commercial property

In the case of the Frankston home a SMSF could have borrowed to buy then renovate
