Selling Houses Australia

Brookvale, NSW House - Before + After

Take a closer look at the amazing makeover completed by Shaynna, Charlie and Andrew.

Margarita’s Art Deco home is a fish out of water. Nestled amidst an industrial suburb, it’s more of a folly, than a standard Northern Beaches home. The style is quirky, the floor plan crazy and the décor plain outlandish. It’s a sale that would challenge the most seasoned agent, yet Margarita wants to sell the place herself.

Summary of works – Interior

This was a renovation full of challenges – a terrible floor plan with a rabbit warren of rooms and just 2 bedrooms! To add to the degree of difficulty the house was heritage listed, so all the work had to be carried out under strict guidelines.

Shaynna’s task was to open up the galley style kitchen and create 3 proper bedrooms. She re-worked the kitchen by taking out a section of wall between the kitchen and dining room, leveling the floors and putting in new units and an island bench.  High end finishes and appliances added to the luxury feel.

The slate floor in the kitchen/dining room hardly screamed Art Deco, so Shaynna brought back some tradition with 200 x 200 black and white checker board tiles.  She used black handles on the kitchen cupboards and a beveled edge profile for the doors, to give the room a modern Art Deco inspired theme. Art Deco architecture has many ship references, as the 20’s and 30’s were the golden age of ocean travel. Shaynna chose beautiful steel and opaque glass feature lights in an ocean liner style for the kitchen, to finish off the space.

Margarita had painstakingly picked out all the plaster features of the house in different colours, which made the interior feel very busy. Traditional Art Deco is all about fancy plasterwork but in plain white, so Shaynna restored much of the colour scheme back to a white base. She used punches of teal blue in selected rooms to add a modern twist to the theme.

The master bedroom was uninspiring and  modern mirrored wardrobes did little for the room. Shaynna ripped them out to create more space and built a whole new walk in robe in the old study adjoining the bedroom.

The house still needed a third bedroom, so Shaynna converted old garage storage room on the lower level into a spacious sleeping area.

Summary of works – Exterior

Charlie planned two big ticket items for maximum impact at the Brookvale house – A new drive and a new pergola.

The original pebblecrete drive was cracked and buckled, so in its place Charlie laid a more stately drive using crushed granite. A grand drive needs well defined borders, which Charlie achieved using a charcoal paver from Bunnings.

The garden at the house was enormous, but lacked any outdoor entertaining space so Charlie sacrificed an area of lawn to build one. He laid a pad of deco granite as the base and built a recycled timber pergola to match the heritage look of the house. The recycled timbers were costly, so to save money he built the roof of the structure in treated pine and painted it black. A Japanese maple formed a focal point for the pergola and sat beautifully in Margarita’s existing gardens.

To finish off the pergola area, Charlie chose a fantastic big rustic table from Bunnings. It matched the solid proportions to the pergola and the antique finish blended well with the recycled posts.

Seemingly never sold the property - seems a bit cunning to get people in to upgrade your house at a lower price and then decide you never wanted to sell anyway...

Not even on the market anymore. Would be curious to see the reasoning behind this episode.

My goodness, such a shame this lady has appeared to be so stubborn and greedy - really did look to me that she is either clueless to the real market or greedy - or simply had no intention to sell - just to use SHA to get a quick makeover! Regardless, shayna and Charlie outdid themselves - a unique and classy result in the end!
