You may have heard it's best to put your home on the market in spring or summer, but property expert Andrew Winter has other ideas.
Despite many people thinking that there's an optimum season to sell your house, Andrew disagrees. "For coastal areas or anywhere where holiday homes are in demand, you could argue spring or summer is a better time to sell," he says. "But selling your house is about maximising the demand, value and sale price - regardless of the what season it is."
In high demand
Andrew says that getting the best price for your home is all about hitting the sweet spot when it comes to identifying demand in your area.
"Say demand is high, but if that means half of your street goes on the market, supply will be too high and over supply will happen and you won't get maximum price," he explains.
Instead, Andrew says that the best time to sell is when potential buyers are looking but the supply is low.
Do your research
Andrew advises that if you have the choice, sell when the market is right for selling. To determine this, Andrew says do some simple research.
"Conduct a real estate board count," he suggests. "Take note if there more 'for sale' signs than 'solds', whether there are any at all and if you notice there are a few 'for sale' signs that quickly turn to 'sold', that's the time to be selling."
