How To Spot A Sellers Market

By Andrew Winter

A seller's market is the ultimate market conditions for anyone wanting to sell quickly and for a good price. It is in these rare conditions that sellers can be a little bit bullish with their price expectations, not worry about every last presentation detail and spend less on marketing. They may even consider not using a traditional agent to sell.

So how do you know when these conditions are applicable to your suburb? It can happen without warning but signs include:

- Few for sale boards but plenty of sold signs

- Few online listings

- Agents constantly bombarding you with requests to sell your home

- Ads claiming that top dollar prices are being acheived

- Buyers actually knocking on your door to ask if you want to sell

In many suburbs in Australia at the moment it is very hard to sell and an Interest Rate rise could make selling homes harder over the next few months. Pus our strong dollar is starting to turn off some overseas buyers so if you are selling in a sellers market right now, make the most of it!
