OUR HOUSE HAS BEEN ON THE MARKET FOR 12 MONTHS AND WE HAVE EVEN DROPPED THE PRICE BY $50.000 DOWN TO $220.000 TO $240.000 HEAPS OF ADVERTISING,but havent had 1 person through the door.our house is well presented,people tell us all the time how beautiful our home is. what else can we do.WE ARE IN DESPERATE FINANCIAL NEED OF HELP WITH WHAT WE ARE DOING WRONG

No wonder you used so many CAPITALS in your question - on market for 12 months, dropped the price by approx 20% AND in a price band where the market is actually not too bad. All I can do is guess, as you do not mention where and what it is. I can only really help with more info / details, but my advice is to rent it out for the immediate period then you do not undersell, can move on and not get behind with your mortgage.
